What We Check During an Inspection
Shingle condition. We look for curling, cracking, granule loss, and lifted tabs. In Houston’s heat, asphalt shingles degrade faster than the manufacturer’s timeline suggests — especially on south- and west-facing slopes that take the worst sun exposure.
Flashing and penetrations. Every pipe boot, vent, skylight, and wall junction is a potential leak point. Flashing failures are the #1 cause of roof leaks we see in Houston, ahead of shingle damage. We check every seal and joint.
Ventilation. We inspect soffit vents, ridge vents, and attic airflow. About 40% of the Houston roofs we inspect have ventilation problems — blocked soffits, missing ridge vent baffles, or an imbalanced intake-to-exhaust ratio. Poor ventilation cuts years off your roof’s life and drives up your cooling bills.
Gutters and drainage. Clogged or damaged gutters cause water to back up under the drip edge and rot the fascia and decking. We check for proper slope, secure attachment, and clear downspout drainage.
Storm damage. After any major Houston storm — hail, high wind, or heavy rain — we inspect for damage that isn’t visible from the ground. Hail hits leave dents in shingles that compromise the granule layer. Wind lifts shingle edges and breaks seals. These issues won’t leak immediately, but they shorten your roof’s remaining life if left unaddressed.
When to Schedule an Inspection
Once a year minimum. We recommend spring — before Houston’s storm season kicks in — so you catch problems when they’re cheap to fix rather than after a hurricane turns them into emergencies.
After any significant weather event. If your neighborhood took hail, even if your roof looks fine from the driveway, get it inspected. Hail damage isn’t always obvious without walking the roof.
Before buying or selling a home. A pre-purchase roof inspection saves buyers from inheriting hidden problems. For sellers, a clean inspection report removes a major negotiation point.
If your roof is over 15 years old. Aging roofs need closer monitoring. Annual inspections help you plan a replacement on your timeline instead of reacting to an emergency.
What Happens After the Inspection
